Balcony restoration and enhancement of a rental apartment constructed in 1963 - Highlights:
The existing balconies required structural repairs due to water damage from inadequate waterproofing details.
The client was told by others that the balconies needed to be completely replaced structurally, which required major modifications to the building and disruption to tenancy.
Though we recommended upgrading the balconies based on their age and obsolete building code requirements, we assessed the balconies and determined that there was just enough structure left in the critical areas to implement a custom repair which retained all the original features of the balconies, thereby not changing the balconies’ inherent design and making it a repair rather than a replacement and upgrade which would require a building permit.
We implemented slightly improved details using modern technologies and materials to prevent the balconies from having the problem again.
Using our engineering expertise, we managed to save the client over $100,000 in construction costs and rental income loss.
